May 2007 - Phase 1, Finding property!

I had been looking for land for approximately three years in the general area of Ocala, Florida.

We wanted cleared, fertile land yet with some shade from a few trees.

What we had found was land that had been farmed since 1923, surrounded by ‘Live Oaks’ and other trees and shrubs.

This land is 3.28 acres, plenty of room for building a nursery and adding a residence. Further the land is already partitioned in three one acre plots, so three houses can built.

We are right in the middle of the town of Orange Lake, walking distance to a store, restaurants, and more importantly with great neighbors watching over things.

The soil was pretty good, not just sand or swampy, as land can be in Florida.

The crops previously grown on the land were rotated four times throughout each year, peanuts, turnips, beans and hay. Thus proving the soil, albeit sandy, was fertile and workable.

So we contacted the seller, negotiated the price, and put down the deposit.

Notice the trees behind Susie's truck, they are part of the property. In fact the property is surrounded by trees on 3 sides.

Here we have a large Pine Tree with several smaller Live Oaks in the north east quadrant. Take special note of this image as you will see drastic changes later on.

Way off in the distance you can see the north side of the property. Notice where John is standing in the distance that is the middle of the 'un-maintained country road' leading into the property. The east side of the property has no trees. The trees behind him and to your right, unfortunately had to be removed due to the Electric company. Both were middle-aged Live Oaks.

Here is John negotiating the price and the timing of getting the funds to the owner. Notice, all the lovely Spanish Moss, which is found only the south eastern United States. It isn't so lovely as it is full of CHIGGERS, of which John is complete a magnet for, they love your belt line and ankles!

Here is an image from Google Earth of the property before we purchased it. The 3.28 acres is the brighter green in the center of the image, notice all the trees in the middle of the property and surrounding it? We own them!

This is exciting to see develop right here before my eyes (even if in reality it really happened in the past) and can't wait to see the progression of it and how it all plays out!

Absolutely beautifully said and presented JP!!!!! I have been there and seen what was done and helped here and there on newer additions going on. This is explained better than you all can imagine, as the story of this property up to date could cover a 200 page novel.

The time and labour and also love that has gone into Cross Boarder daylilies is staggering. A truly incredible KISS method web site based presentation. Keep adding. I know you have a ton more. The work is never done. All you visitors coming up to Mecca this year simple must come up to Macintosh and see John Peat's incredible garden, location and unreal hybridizing program.

I will be there too, and so will others of our merry band. Trouble always comes in two's, and three's. However in our case it seems to be "swarms" of us trouble makers. Great job John.

Hey, is that John PEAT in that picture? Uh, does anyone else notice the enormous difference in age of the John Peat in his profile picture and the John Peat in THIS photo? And this picture was taken in 2007!

That is not a difference in age that is a difference in circumference. But I lost 23 of the pounds last May, I am back to my boyish looks (with a little help from Just For Men to).

Hi folks,

The stuff on here is being moved. We will let you know exactly where to view the rest of the story once Cary creates the area where it will be stored.

Well I'm off to celebrate Abraham's birthday, Mexican Tamales for dinner, snack and lunch today! Yummy, I can feel the belly growing already!
